Crypto Meets Real Estate: A New Investment Era

For those intrigued by property, it’s an exhilarating era as the realms of crypto and real estate begin to converge. These once distinct sectors are now intertwining in innovative and impactful ways.

Blockchain-enabled fractional property investment is granting ordinary individuals unprecedented access to real estate. Simultaneously, using Bitcoin—and potentially other cryptocurrencies—to secure a mortgage outside traditional banks is becoming a reality.

Although still nascent, this trend is gaining traction. For individuals like me, who face challenges entering the real estate market in Canada and the UAE due to various barriers, the potential is vast.

System Barriers

As an expat, purchasing property in my home country is nearly impossible. Non-residents often face down payments as high as 35% to 50%, tying up significant capital. In the UAE, many properties are sold off-plan, requiring substantial investment in developments not ready for years, leaving me with rent and a mortgage on a property I can’t yet occupy. Additionally, as a long-time freelancer with a new business, obtaining a traditional mortgage is challenging.

The current system is inflexible, costly, and assumes everyone is salaried and settled. However, many, including myself, live differently.

Thus, the idea of investing in property via blockchain or using Bitcoin to back a mortgage without a traditional bank is appealing.

Blockchain Ventures

Fractional ownership is a promising start.

Platforms like Lofty in the US and Prypco in MENA tokenize real estate, converting property ownership into digital tokens to buy, sell, and earn income. Lofty offers shares in US rental properties with daily passive income in USD Coin, and shares can be sold on its secondary market. Prypco allows property investment with real estate tokens starting at Dh2,000.

Companies are developing infrastructure for entirely on-chain real estate transactions, including blockchain-based title deeds, aiming for a future where property purchases are made directly through digital wallets, without title companies or agents.

This path is essential—it’s inclusive, transparent, and far more flexible than current systems.

While I’m not yet invested, I’m ready for opportunities that align with my life and values.

Bankless Mortgages

The concept of using Bitcoin for mortgages is thrilling. By collateralizing Bitcoin, individuals can obtain mortgages and purchase homes without credit checks or banks.

Instead of selling Bitcoin and losing future gains, it can be used as collateral to borrow fiat, maintaining and growing the Bitcoin investment. This approach could allow people like me, excluded from traditional lending, to buy a home.

Globally, companies like Ledn, Figure, Helio, and XBTO are exploring these options. Ledn, for instance, is developing a Bitcoin mortgage product allowing the combination of Bitcoin and real estate collateral for loan qualification.

In the MENA region, developments are emerging. DWF Labs recently announced plans for the region’s first crypto-backed mortgage.

While risks exist—market volatility, margin calls—the mechanisms are feasible and will improve as the space evolves.

Bitcoin-backed loans are already available, with companies offering loans against Bitcoin. Borrowers receive stablecoins or fiat, repaying over time, often refinancing annually as Bitcoin’s value rises.

The Importance

This isn’t merely about technology—it’s about a power shift. For self-employed, global, financially savvy individuals like me who aren’t traditionally bankable, these tools provide new opportunities, offering more than convenience—they provide agency.

Instead of being excluded from the system, I can engage in a new financial paradigm that aligns with my lifestyle and beliefs about the future of money.

The current real estate system isn’t suitable for me and many others, but this emerging one could be.
