In 2025, the Dubai real estate market shattered records, with November’s property transactions surpassing the previous year’s peak, and still a month to go.

According to a report from fäm Properties on Wednesday, November saw 19,019 transactions, marking a 30.9% year-on-year rise. This brought the annual total to 197,263 deals, surpassing the 2024 record of 180,900.

After breaking the Dh522.1 billion sales record in October, November’s deals valued at Dh64.7 billion – a 49.6% increase year-on-year – took 2025’s total to Dh624.1 billion.

DXBinteract data showed 15,905 apartment sales worth Dh32.1 billion, a 37.4% increase in volume, while villa sales at Dh13.2 billion saw a 6.6% decrease to 2,078.

Commercial property sales at Dh2.3 billion surged 79.7% year-on-year to 647, with plot sales at Dh17.1 billion up 3.6% to 377. Meanwhile, the average property price per sq ft rose 16.1% to Dh1,755.

Firas Al Msaddi, CEO of fäm Properties, stated, “This isn’t just momentum; it’s market maturity aligning with global demand. Such growth and stability indicate migration and capital allocation, not speculation.”

“The value increase is outpacing volume. We’ve seen a 20% growth from 2024’s record year, with prices per sq ft rising and larger investments being made.”

In November, developers dominated with 13,374 sales worth Dh41.4 billion, compared to 5,645 resales at Dh23.3 billion.

Property sales in November evolved from Dh7.4 billion (3,900 transactions) in 2020 to Dh18 billion (7,000) in 2021, Dh31 billion (11,100) in 2022, Dh42.5 billion (12,300) in 2023, and Dh42.7 billion (14,500) last year.

The priciest property sold was a luxury apartment at Jumeirah Residences Asora Bay for Dh203 million, with the most expensive villa at Dh110 million on Palm Jumeirah.

Sales breakdown: 37.03% were properties worth Dh1-2 million, 24.85% under Dh1 million, 16.66% between Dh2-3 million, 12.79% between Dh3-5 million, and 8.67% over Dh5 million.
