Ras Al Khaimah: Emerging Coastal Real Estate Hub

By 2030, Ras Al Khaimah’s residential inventory is expected to double, fueled by projects launched through 2024, as per a recent report.

With expanding infrastructure and the rise of branded developments, the emirate is emerging as a viable alternative for investors and end-users seeking long-term value in a waterfront locale, according to Savills research.

Ras Al Khaimah’s real estate market is gaining traction as beachfront living becomes a top choice. Offering more affordable pricing compared to Dubai’s coastline, RAK is drawing buyers interested in both lifestyle and lasting value.

A major attraction in RAK’s residential market is the blend of lifestyle and value. While Dubai’s prime coastal properties range from Dh4,000 to 6,000 per square foot, and ultra-prime projects exceed Dh10,000, many of RAK’s new developments are priced at less than half.

Projects on Al Marjan Island, like Miraggio and Anantara Residences, offer direct beach access and branded amenities, with prices averaging Dh2,000 per square foot and reaching up to Dh3,000 for branded units. These developments are setting new standards for design, pricing, and quality in the emirate’s waterfront sector, enhancing RAK’s luxury real estate market.

This value edge, coupled with resort-style settings and growing lifestyle infrastructure, attracts a diverse mix of buyers. Many are moving from larger cities for quieter surroundings, modern amenities, and more space, while investors leverage competitive pricing for high-yield assets in vacation-friendly communities.

These factors position Ras Al Khaimah’s beachfront neighborhoods as some of the UAE’s most vibrant coastal growth areas, offering the allure of Dubai’s coastline at a more accessible price point.

The latest Ras Al Khaimah Market Report from Savills Middle East underscores the emirate’s rapid growth, driven by affordability and strong demand for coastal living. Savills projects residential inventory will double by 2030, with over 11,000 new units planned, reflecting growing investor confidence and increasing prominence within the UAE’s real estate landscape.

Off-plan properties are pivotal in this momentum. Recent data shows off-plan prices rising by 10 to 15 percent annually, driven by strong buyer demand and limited new project launches.

Andrew Cummings, Head of Residential Agency at Savills Middle East, noted, “Ras Al Khaimah’s ability to attract both investors and end-users is creating a more resilient market. Buyers are committing long-term, trusting that waterfront living, competitive pricing, and lifestyle infrastructure will yield strong results. With new luxury brands like Four Seasons and Hard Rock entering, the hospitality sector is expanding beyond Wynn, boosting market confidence.”

While Dubai and Abu Dhabi dominate national transaction volumes, RAK stands out for its development pace. Real estate transactions increased by over 30 percent year-on-year in 2024 and surged nearly 850 percent since 2017, especially in freehold beachfront areas. The market is driven by buyers seeking quality homes in low-density environments, prioritizing space, privacy, and long-term potential.

This growth trend supports Savills’ view that Ras Al Khaimah will further solidify its position in the UAE’s residential market, bolstered by new supply, rising investor interest, and a maturing off-plan segment.

Ras Al Khaimah is attracting significant interest from investors and residents alike. The emirate recorded over 1,300 off-plan deals worth Dh2.4 billion in Q1 2025, reflecting robust buyer confidence and growing demand from those seeking residence. Mortgage values have skyrocketed more than 200-fold since 2017, increasing from Dh15.8 million to Dh3.47 billion by mid-2024, as more residents and first-time buyers use financing to enter the market.

Developer performance underscores this momentum. In Q1 2025, RAK Properties reported a 28 percent rise in revenue and a 64 percent profit increase before tax, driven by demand for waterfront and branded projects. The company sold 503 units for Dh839 million, achieving its highest-ever quarterly result. Property prices across the emirate have climbed by up to 20 percent, supported by continued investment in tourism and infrastructure.

Rental performance adds another dimension. In key waterfront areas like Al Hamra Village, Al Marjan Island, and Mina Al Arab, apartments saw average rent hikes of up to 20 percent, with villas yielding 5 to 6 percent. Al Marjan Island currently enjoys average yields of 7–8 percent, among the highest in the emirate.

These figures outline a market where both investors and end-users are active. Investors see consistent returns, while end-users secure long-term value in communities offering space, access, and a growing lifestyle proposition. This dual demand strengthens RAK’s position as one of the UAE’s most balanced coastal markets.

Ras Al Khaimah’s waterfront residential market continues to blend accessibility with lifestyle appeal, setting the stage for sustained long-term growth. With major tourism infrastructure underway, including the Wynn Al Marjan Island resort opening in 2027, visibility is increasing among regional and international buyers.

Branded hospitality developments like Four Seasons and Hard Rock Hotel are confirmed for Al Marjan Island and are expected to shape the next market phase. These launches bring professionally managed, high-amenity housing options to the emirate, aligning with buyer preferences seen across the UAE’s top-performing coastal areas.

This combination of new supply, branded partnerships, and lifestyle-driven development supports Savills’ prediction that Ras Al Khaimah’s residential inventory will double by 2030, signaling the emirate’s growing depth and long-term potential.

As more investors enter before price rises and more residents relocate for quality-of-life reasons, Ras Al Khaimah’s waterfront communities are set to remain key focal points for development and long-term value creation.
