The real estate market in Ras Al Khaimah is booming, with property sales and prices escalating significantly over the last three years. This trend is expected to continue as the emirate’s population grows.

Projections indicate that the population will increase from approximately 400,000 to 650,000 by 2030, necessitating around 45,000 new housing units. This growth is drawing major developers to the northern emirate, including Emaar, Aldar, and Ellington, along with local companies like Marjan, Al Hamra, and RAK Properties.

Central to this expansion is Al Marjan Island, featuring developments such as resorts and residences by Wynn, JW Marriott, Nobu, Missoni, and The Address. Marjan, the master developer, is also constructing RAK Central, a planned business hub with premium office spaces and sustainable building practices.

The announcement of Wynn Al Marjan, the Middle East’s first integrated gaming resort in January 2022, marked a pivotal shift in the region’s real estate and tourism sectors. Since then, there has been a significant increase in new project launches and overall demand, a trend that shows no signs of slowing down.

Scheduled to open to the public in early 2027, this multi-billion-dollar project spans nearly 62 hectares extending into the Arabian Gulf.

Major Catalyst

The Wynn Al Marjan Island project has been a major catalyst for property values in Ras Al Khaimah, especially in the off-plan sector.

Following the announcement, new apartment prices offered by developers soared by about 113%, more than doubling to reach Dh2,020 per square foot. According to Hunt & Harris, RAK Properties, and Al Hamra, this represents a dramatic increase from the pre-announcement average of Dh950 per square foot, illustrating the transformative impact of the resort on the local real estate market.

Villa prices also saw substantial gains, with average primary sale prices rising to about Dh1,380 per square foot, marking a 29% increase from the previous average of Dh1,070 before Wynn Al Marjan Island was announced. These significant increases reflect the momentum and renewed investor confidence driven by this high-profile development.

Who Are Buying?

International buyers constitute 15 to 20% of leads in Ras Al Khaimah, significantly higher than the usual 3 to 10% recorded in Abu Dhabi or Dubai.

This influx of local and foreign investment underscores the emirate’s emergence as a vibrant property destination. “We’ve seen a sharp rise in online buyer activity in Ras Al Khaimah, particularly from overseas clients,” said Cherif Sleiman, chief revenue officer at Property Finder.

Ras Al Khaimah’s property market opened to foreign investors in the early 2000s, propelled by new freehold property laws. Major projects like Al Hamra Village and Mina Al Arab soon followed, offering expatriates and international buyers the chance to own property in the emirate.

Al Hamra Village, initially developed with golf course buildings and townhouses for RAK Ceramics employees, expanded to include the region’s first international golf course and yacht club, leading to a surge in property prices and investment.

From 2010, the property market’s growth accelerated as job creation in manufacturing and related industries gained momentum, especially with the international expansion of RAKEZ (Ras Al Khaimah Economic Zone). “The emirate’s incentives, showcased globally, and its zero-tax policy made it attractive to foreign manufacturers,” said Junaid Imtiaz Qureshi, a real estate agent at Kings Real Estate.

“Producing in Ras Al Khaimah while exporting through RAK Ports offers significant logistics savings, making it uniquely attractive for global investors.”

Accelerating Interest

Today, Ras Al Khaimah’s growth continues.

Al Hamra is expanding its waterfront and residential communities, with projects like Falcon Island and Waldorf Astoria Residences enhancing its existing Al Hamra Village and Manar Mall.

Meanwhile, RAK Properties is developing Mina Al Arab, already home to resorts such as Anantara and InterContinental, and is preparing new additions like Nikki Beach, Staybridge Suites, and a Four Seasons hotel.

Industry leaders report accelerating global interest. “We are witnessing unprecedented global interest, and this momentum will continue,” said Sameh Muhtadi, CEO of RAK Properties.

Ras Al Khaimah’s real estate market has seen exponential growth over the past seven years, with transaction volumes up nearly 250 times and values reaching Dh2.53 billion in June 2024, according to the Ras Al Khaimah Statistics Centre. This represents a 25,000% increase in sales activity since June 2017. Mortgage values have also surged, reaching Dh3.48 billion in July 2024, up from Dh15.8 million in July 2017, marking a 21,849% rise.

Property prices in the emirate have risen by as much as 20% in the past two to three years. Industry executives attribute this to increased demand, especially in the off-plan sector, where prices have climbed 15 to 20%, reflecting a widening supply-demand gap. Buyers are advised to enter the market early to capitalize on the projected appreciation in property values.

Rental trends, particularly on Al Marjan Island, highlight the region’s rapid growth. Median annual rents for apartments rose from Dh40,000 in April 2023 to Dh64,800 in April 2025, a 62% increase in just two years, according to Property Finder.

The pace of rent growth accelerated, with a 45% jump from April 2023 to April 2024 and a further 12% rise the following year. The apartment sector on Al Marjan Island stood out, with rents increasing 42% year-over-year from Q1 2023 to Q1 2024 and climbing another 13% by Q1 2025.

Robust Expansion

Overall, Ras Al Khaimah’s property market is driven by strong transaction activity, significant increases in sale and rental prices, and robust demand from both investors and end-users, particularly in high-profile developments and residential hubs like Al Marjan Island.

The real estate boom is mirrored by rising tourism, with the emirate welcoming 1.28 million visitors in 2024, attracted by attractions like Jais Flight, Bear Grylls’ Explorers Camp, and the UAE’s highest-altitude restaurant, 1484 by Puro.

Authorities highlight Ras Al Khaimah’s infrastructure, including eight hospitals and a modern school system, and its status as one of the world’s safest places as key factors in its livability.

As new beachfront apartments, golf communities, and lifestyle hubs come online, officials predict the market will continue to expand in line with Ras Al Khaimah’s 2030 vision, emphasizing sustainable development and economic diversification.

Looking ahead, analysts forecast unprecedented growth in Ras Al Khaimah’s property market over the next five years. Residential property stock is expected to double by 2030, with over 11,000 new units slated for completion based on launches through the end of 2024.

Demand for premium offerings is set to rise, with branded residences now comprising nearly a third of the anticipated supply on Al Marjan Island, signaling growing buyer preference for lifestyle-focused, well-located investments.

This growth is supported by several key factors. The emirate’s population is projected to nearly double to 650,000 by 2030, sustaining demand for new homes. The progress of landmark projects, such as the Wynn Resort, continues to attract international and domestic interest, further boosting property values and transaction volumes. In 2024 alone, RAK welcomed 1.28 million tourists, a 5.1% year-on-year rise, with air arrivals surging by 28%, reinforcing the emirate’s position as a leading leisure destination.
