Aldar, in partnership with AD Ports Group’s subsidiary Khalifa Economic Zones Abu Dhabi – Kezad Group, has secured a deal to acquire two top-tier industrial and logistics properties in Kezad for Dh570 million. This acquisition enhances Aldar’s recurring revenue and aligns with its strategy to expand its logistics platform throughout the UAE.
The properties acquired from AD Ports Group include two Grade A facilities, recognized as some of the region’s most advanced industrial and logistics centers, currently housing Noon and Emtelle. Developed by Kezad Group as customized projects, the Noon facility is the largest e-commerce fulfillment center in the UAE, while the Emtelle site is one of the world’s largest factories for fiber optic ducting and pre-connectorized solutions for the telecom sector.
These assets span a built-up area exceeding 136,000 sqm and offer direct access to Khalifa Port, Etihad Rail, and major highways, ensuring efficient distribution both regionally and internationally.
Jassem Saleh Busaibe, CEO of Aldar Investment, stated: “This acquisition is a key step in Aldar’s strategy to expand its logistics and industrial platform in the UAE, bolstering our recurring income business. The Grade A assets from AD Ports Group are strategically positioned and secured for long-term tenancies, guaranteeing stable income. With the UAE’s logistics market set for growth as it becomes a trade hub, we’ll continue exploring further opportunities in this sector.”
Abdullah Al Hameli, CEO of Economic Cities & Free Zones at AD Ports Group, added: “Selling our tailored assets to Aldar confirms the market’s confidence in Kezad’s logistics ecosystem and development prowess. This deal underscores the appeal of our assets and the strength of Abu Dhabi’s industrial and logistics real estate market, which remains in high demand among global investors.”
This transaction supports Aldar’s strategy to enhance its presence in the industrial and logistics sector through targeted acquisitions and developments. Upon closing, the assets will significantly broaden Aldar’s logistics presence, supporting its goal to establish a balanced platform across Abu Dhabi and Dubai. Aldar’s logistics portfolio now includes key properties such as Abu Dhabi Business Hub, Almarkaz Industrial Park, and 7 Central in Dubai Investments Park, along with ongoing projects in Dubai South and National Industries Park.
Furthermore, the divestment by AD Ports Group aligns with its business model to manage its asset portfolio actively and monetize non-core assets strategically. The proceeds from this sale will be used to reduce the Group’s debt.
The Noon Fulfilment Centre, opening in March 2025, covers over 115,000 sqm and serves as the primary fulfillment hub for the e-commerce company in the UAE. Developed to institutional-grade standards, it features advanced temperature-controlled zones, cold storage, and sustainability features aiming for Estidama 2 Pearl certification, including 82 dock-level doors, an 18-meter racking height, and EV parking to support Noon’s logistics operations in the UAE and GCC.
The Emtelle facility, completed in June 2024, offers 21,000 sqm for manufacturing and logistics, acting as Emtelle’s regional base for fiber optic and duct network solutions. Built to high technical standards, it includes 8-meter eaves height, temperature control systems, 6,500 kW power capacity, and external storage for future expansion.
