Dubai Silicon Oasis spurred the rise in apartment valuations in the emirate last month, driven by affordability, key road access, and upcoming metro links. Yet, across the city, villas continue to surpass apartments in capital appreciation, as highlighted in a recent report.
The ValuStrat Price Index climbed to 227.3 points in August 2025, showing a slower 1.4% monthly growth and a 22.1% increase annually since August last year. Villa values rose to 302.1 points, while apartments reached 178.5 points, all based on a benchmark of 100 in January 2021.
Villa capital values increased by 1.8% monthly, with an annual rise of 27.1%. Top annual performers included villas in Jumeirah Islands (39.8%), Palm Jumeirah (39.3%), Green Community West (25.7%), and The Meadows (25.5%). In contrast, Mudon recorded the lowest annual gain at 8.8%.
Dubai’s freehold villas are, on average, valued at 190% above post-pandemic levels and 76% higher than the previous market peak in 2014. Apartment prices increased by 1.1% monthly, with a 17% annual growth. The highest yearly capital rises were noted in Dubai Silicon Oasis (22.7%), The Greens (22.6%), Remraam (22%), Dubailand Residence Complex (21.9%), Dubai Production City (21.1%), and Town Square (21%).
Conversely, the lowest annual capital gains were noted in International City (10.2%), Discovery Gardens (13.5%), and Business Bay (14%). Dubai apartment valuations are, on average, 77% above post-pandemic levels but remain 2.5% below the market peak of 2014.
Oqood registrations for off-plan properties fell by 22.4% monthly but were 22.5% higher annually, making up 77.8% of total residential sales. Meanwhile, ready secondary-home transactions decreased by 20.6% since July and 2.5% compared to August last year.
Top off-plan transactions occurred in Business Bay (10%), Jumeirah Village Circle (8.3%), Dubai Investment Park Second (7.8%), Dubai Science Park (5.1%), Dubai South (4.1%), and Dubailand Residence Complex (3.9%). Business Bay saw off-plan sales hit a record monthly high. Meanwhile, most ready home sales were in Jumeirah Village Circle (10.1%), Business Bay (5.4%), Dubai Marina (4%), Downtown Dubai (3.7%), International City (3.4%), Dubai Creek Harbour (3.1%), and Dubai Sports City (3.1%).
“Dubai’s housing market continued its upward trend in August, with capital values reaching new heights despite a slower growth pace. Villas remain the main driver, though some apartment communities are shining as top performers,” said Saadain Lari, director and head of marketing, ValuStrat.
