Penthouses now represent 20% of homes listed for sale in Dubai priced over Dh50 million, significantly surpassing villas and duplexes in this luxury segment, according to recent research released on Monday.

This data highlights a notable shift in purchasing trends among the world’s wealthiest, with high-rise living defining Dubai’s luxury market narrative.

Based on eXp Dubai’s analysis of current listings across the emirate, Dubai’s property market boasts a dynamic luxury sector. Approximately 5.9% of homes for sale are priced between Dh10 million and Dh25 million, 1.9% between Dh25 million and Dh50 million, and 1.1% exceed Dh50 million.

These statistics underscore the city’s extensive high-value real estate offerings—a market that has matured and continues to thrive despite global economic challenges affecting other luxury markets.

When breaking down listings by property type, penthouses, villas, and duplexes are prominent in the Dh10 million to Dh25 million range, making up 33.6%, 29%, and 20.6% of their respective listings. However, as prices climb above Dh25 million, penthouses clearly dominate.

In the Dh25 million to Dh50 million range, penthouses account for 20.1% of listings, compared to just 9.5% for villas and 7.7% for duplexes.

At the highest echelons—homes listed over Dh50 million—penthouses are even more dominant, with nearly 20% of listings, while villas and duplexes trail at 4.3% and 4.8%, respectively. This data highlights the growing allure of the penthouse as Dubai’s ultimate “trophy asset,” offering luxury, exclusivity, and prime location.

“Dubai’s luxury property market is evolving, especially in the penthouse sector,” said Dounia Fadi, managing director of eXp Dubai. “In recent years, we’ve seen record-breaking sales at the top end, with buyers seeking exclusivity, privacy, and skyline views alongside hotel-style amenities.”

Fadi noted that while villas remain central to Dubai’s real estate, penthouses have become symbols of modern prestige. “The penthouse embodies architectural ambition and reflects Dubai’s global lifestyle appeal,” she said. “High-net-worth buyers desire more than space; they seek experiences—private pools, panoramic views, and concierge services in iconic developments.”

Market analysts agree the demand surge for penthouses is driven by both emotional and financial factors.

“Owning a penthouse in Dubai is about identity, not just real estate,” said Vidhyadharan Sivaprasad, chairman of Condor Developers. “It signifies global sophistication, top views, and unmatched privacy. In a city where skyline living is key, the penthouse is the new beachfront villa.”

Sivaprasad added that Dubai’s growth as a financial and cultural hub attracts ultra-wealthy investors from Europe, Asia, and the Middle East, who see the city as a long-term lifestyle destination. “With flexible residency rules, tax benefits, and world-class architecture, Dubai makes luxury living both attainable and aspirational,” Sivaprasad said.

Developers are responding to this trend, increasingly designing high-rise projects with expansive penthouse offerings, often spanning multiple floors with bespoke interiors by international designers. Industry experts predict this focus on vertical luxury will persist as land scarcity in prime areas drives developers upward.

“Ten years ago, villas were the dream. Today, penthouses make the statement,” said Jayakrishnan Bhaskar, director of Ozon Marketing Management. “They symbolize freedom, sophistication, and a connection to the city’s pulse. For global elites, Dubai’s skyline is more than a view—it’s part of the brand they invest in.”

The research data was sourced from Property Finder in October 2025, reflecting active listings in Dubai across the Dh10 million–25 million, Dh25 million–50 million, and over Dh50 million price brackets.

The findings confirm what the skyline suggests: in the pursuit of prestige and privacy, penthouses have risen decisively to the top, added Bhaskar.
