Dubai’s prime residential sector has experienced a remarkable change in the last five years, with property sales above Dh10 million rising tenfold. Savills’ latest research reveals that transactions in this ultra-luxury market increased from 469 in 2020 to almost 6,000 by mid-November 2025, marking a 24.4% annual increase, with more time left in the year.

This growth highlights Dubai’s rising allure among global high-net-worth individuals (HNWIs), driven by political stability, a tax-friendly environment, and top-notch infrastructure. The emirate’s ability to attract global talent and affluent families has transformed its real estate market, boosting demand for larger homes and luxury developments.

Savills’ first Wealth Trends Report ranks Dubai as the leading global destination for high-net-worth individuals, topping 100 destinations for its business environment, wealth clustering, family infrastructure, legacy, lifestyle, and privacy and security. The city is expected to keep drawing HNWIs, driving the upper segment of Dubai’s residential market.

Off-plan sales dominate the prime market

Off-plan sales are central to this growth, making up 73% of all transactions over Dh10 million in 2025. Significant projects like The Oasis, Palm Jebel Ali, Eden Hills, and Jumeirah Golf Estates Phase 2 have boosted activity, indicating confidence in Dubai’s future.

The villa segment has particularly thrived. Off-plan villas now account for 51% of all prime transactions, with a massive 915% increase in volume since 2021. Buyers prefer expansive layouts over 4,000 sq. ft., with the prime market making up 81% of such deals in the past five years. This trend shows a preference for privacy, outdoor space, and wellness features among wealthy buyers.

Super-prime homes are gaining popularity

Transactions in the Dh10–20 million range are prevalent, representing 64% of deals, while the super-prime category — homes over Dh20 million — is growing at a similar rate. Both segments saw a 24% year-on-year increase, indicating strong demand at the top end of the market.

Where major deals occur

The Oasis leads villa transactions over Dh10 million with 1,024 deals, followed by Palm Jebel Ali (567) and District One (169). For apartments, Dubai Harbour is at the top with 250 transactions, while Palm Jumeirah and Downtown Dubai remain luxury living hotspots.

Although apartments dominate the sub-Dh10 million market, villas account for 70% of prime transactions. Apartments in this range command higher prices per square foot — averaging Dh5,400 — compared to Dh2,600 for villas. Waterfront locations and branded residences, often tied to luxury brands like Missoni and Mercedes-Benz, differentiate high-end apartments. Dubai is now the world’s most active city for branded residences, with 64 completed projects and 87 more planned.

Who are the buyers?

European buyers are at the forefront of Dubai’s prime market, representing 58% of Savills’ transactions over Dh10 million in 2025, followed by Asian investors at 23%. Buyers from 33 nationalities participated in this segment, underscoring Dubai’s global appeal.

Future Outlook

Looking forward, Dubai’s luxury real estate market shows no signs of slowing. Continuous wealth migration, population growth, and the allure of branded residences will sustain its momentum. Villas are expected to remain the preferred choice for ultra-luxury buyers, while new off-plan projects will cater to evolving tastes for space and exclusivity.

As global economic trends and geopolitical factors influence investment choices, Dubai’s status as a safe, vibrant hub ensures its prime and super-prime markets will stay robust — and highly coveted.
