According to a report, 44% of homeowners claim their Dubai property investments yield better returns than those overseas, emphasizing Dubai’s global appeal.
The Future Living Report 2025 by betterhomes reveals that 87% of homeowners and landlords are happy with current rental yields, showcasing robust income performance. Notably, 30% bought their first Dubai property over ten years ago, indicating long-term dedication to the city.
This reflects a mature market where both capital growth and rental returns surpass major global cities, driven by consistent population growth, business-friendly policies, and a growing number of long-term residents.
The ownership landscape is evolving, with 41% owning one property and 38% owning multiple, signaling ongoing reinvestment and portfolio growth within Dubai.
The data presents a clear picture: investors prefer to consolidate wealth in Dubai, not diversify elsewhere.
“Dubai is no longer just an emerging market story. When 44% of investors report superior property performance here compared to overseas, it indicates a truly global standard. Consistent yields, long-term residency, and policy stability create one of the world’s most robust real estate ecosystems,” said Louis Harding, CEO of betterhomes.
Global investors favor Dubai over traditional markets.
With respondents from over 90 nationalities, the findings reflect global sentiment rather than regional bias.
The UK shows the strongest buying intent, highlighting Dubai’s stability amid economic and geopolitical challenges in traditional hubs.
Further supporting this global trend, 89% of homeowners believe Dubai will join cities like London, New York, Singapore, and Hong Kong as a top-tier real estate market within five years. With nearly 200,000 new units expected by 2027, Dubai has proven itself a resilient, world-class market, attracting investors seeking both opportunity and stability.
