Dubai is on track to deliver 44,000 housing units in 2025, marking the highest level in five years. This surge is attributed to post-pandemic projects nearing completion, as reported by Cushman & Wakefield Core.

The real estate consultancy highlights that Dubai’s residential sector is experiencing a strong supply phase, with a substantial pipeline anticipated soon.

During the third quarter of 2025, over 7,800 units were delivered in Dubai, with an additional 14,900 expected in the fourth quarter, totaling 44,000 units for the year, the highest in five years.

Prathyusha Gurrapu, Head of Research and Consultancy at Cushman & Wakefield Core, noted that Dubai’s housing market is entering a more balanced stage.

“A record number of completions coupled with ongoing population growth is shaping a market where factors such as location and quality will increasingly impact performance. Prime areas will remain stable, while secondary locations adapt to new supply levels,” she stated.

Completions are expected to rise further in 2026, with over 69,000 units projected. “This imminent supply results from a surge of projects launched in recent years now reaching completion. Strong demand supports absorption, bolstered by record population growth, though new stock may gradually moderate the market by tempering both price and rental growth,” the analysis added.

According to Bayut, price growth in Dubai is likely to stabilize as new supply meets demand. Established areas will remain popular due to strong infrastructure and high luxury demand. With Dubai’s population exceeding four million, demand spans all property types, aligning with long-term government initiatives like the Dubai Economic Agenda D33 and the Dubai 2040 Urban Master Plan, which support sustainable growth and urban development.

“The Dubai real estate market is clearly moving towards maturity and stability. Price growth is moderating due to increased supply and cautious investor sentiment, yet well-established communities continue to thrive, supported by strong infrastructure and sustained demand,” said Haider Ali Khan of Bayut.

Data from Cushman & Wakefield Core showed that city-wide residential sales prices in Dubai reached Dh1,871 per sqft in the third quarter of 2025, a 13% year-on-year increase, although growth is slowing, particularly in the apartment sector.

“With steady new supply, further price moderation is expected. Villa communities like Palm Jumeirah, Dubai Hills, The Springs, The Meadows, and Jumeirah Village Circle continue to excel with double-digit growth, driven by limited supply and strong end-user demand. Conversely, mid-market apartment areas are showing signs of saturation with minimal year-on-year gains. As the market stabilizes, pricing will increasingly depend on fundamentals like location, quality, and developer reputation,” it noted.
