The demand for ultra-luxury properties in Dubai is set to remain robust due to the influx of millionaires and billionaires into the UAE beyond 2026, according to Amira Sajwani, co-founder and COO of Amali Properties.
“The need for high-end luxury homes will persist, driven by population growth and the increasing number of wealthy individuals relocating here,” she noted after Dutco was awarded a Dh700 million contract for the main construction of Amali Island, a Dh2 billion ultra-exclusive private development on The World Islands.
Featuring 24 ultra-luxury waterfront villas with Dubai’s first sail-in, sail-out living experience, the priciest villa sold for Dh200 million. Dubbed the ‘Maldives in Dubai’, this project quickly attracted high-net-worth individuals (HNWIs).

“Previously, many regions did not prioritize investments in Dubai. Now, new trends show people from Asia, China, Japan, the US, and Australia moving here seeking ultra-luxury properties,” she told Khaleej Times in an interview on Friday.
“We’ve seen a diverse range of buyers from the UK, the US, Asia, and the Middle East, appealing to all buyer classes.”
The UAE continues to be the top destination globally for millionaire migration, projected to attract the highest number of high-net-worth individuals in 2025, with over 9,800 moving to the Emirates.
According to a study by Henley & Partners and New World Wealth, the UAE is expected to draw $63 billion (Dh231 billion) in wealth due to millionaire migration. The number of millionaires moving to the UAE almost doubled from 2014 to 2024, the study revealed.
More Ultra-Luxury Projects
Dubai’s prime property market (Dh15 million and above) saw a moderation in Q3 2025 after unprecedented activity earlier in the year.
Betterhomes reported 492 secondary sales and 245 off-plan sales. Despite a decline from the Q2 peak of 1,153 secondary transactions, numbers remained above historical averages, indicating ongoing demand in the prime market.
With strong demand for ultra-luxury properties in Dubai, Amira Sajwani, also managing director and head of sales and development at Damac Properties, announced plans to launch more luxury projects in early to mid-2026.
“These projects will be unique, targeting the ultra-wealthy. Our meticulous attention to detail and understanding of true luxury lifestyles makes our offerings stand out. We’ve explored the world’s best hotels, residences, and properties, enabling us to integrate those experiences into thoughtful design and execution for discerning clients,” she elaborated.
Construction Progressing
Construction on the island is progressing, with dredging, reclamation, and soil improvement completed. Marine works and infrastructure developments, including utility hubs, are over halfway done.
Ali Sajwani, co-founder and CEO of Amali Properties, stated that Dutco Construction was selected for its outstanding track record and expertise in managing complex projects in the UAE.
With ongoing marine works and major ground infrastructure in place, the awarding of the main works contract marks a significant milestone in the Amali Island project’s delivery.
