Aldar Properties has announced the sale of the most expensive three-bedroom penthouse at Nobu Residences Abu Dhabi on Saadiyat Island, fetching a record price of 137 million dirhams. This transaction represents the highest price per square meter in the emirate, exceeding 96,000 dirhams.
This landmark sale underscores Abu Dhabi’s enduring appeal as a favored destination for living and investing, driven by several factors. Key among these is the emirate’s transparent and business-friendly environment, a wide range of recreational opportunities, and various beachfront living options. The “Golden Visa” program, which offers a ten-year residency, enhances its attractiveness.
The sale follows that of a two-story Sky Villa with four bedrooms in the same development for 130 million dirhams, reflecting a strong demand for luxury living in Abu Dhabi. Additionally, the strategic location of the project on Saadiyat Island, known for its exclusive Nobu brand benefits, further boosts this property’s value.
With five major museums being constructed in Saadiyat’s cultural district, including the Guggenheim Abu Dhabi, developments in this area present a distinct investment opportunity. The Louvre Abu Dhabi, a renowned cultural landmark, attracts thousands of international visitors annually, alongside ongoing cultural and hospitality projects, solidifying Saadiyat’s status as a top global destination.
Talal Al Tiyabi, CEO of Aldar Properties Group, stated, “This historic transaction at Nobu Residences marks a turning point in the residential real estate sector in Abu Dhabi, reflecting the maturity and development level achieved by the emirate’s property market. In recent years, we have seen significant increases in both the volume and value of homes sold, supported by government policies that have enhanced Abu Dhabi’s appeal as a premier location for living and investment.” He anticipates continued growth in the sector with the introduction of more modern and luxurious living concepts in the UAE on Saadiyat Island and other strategic locations in Abu Dhabi.
Rashid Al Amira, acting CEO of the Abu Dhabi Real Estate Center, noted, “The real estate sector in Abu Dhabi is experiencing sustainable growth in demand across various asset classes. This new record illustrates the market’s resilience and maturity while emphasizing Abu Dhabi’s standing as a preferred city for living, working, and investing.”
Moreover, the Nobu brand guarantees a lifestyle characterized by unique hospitality solutions. The project is conveniently located near Saadiyat Grove and Saadiyat Walk, featuring a waterfront area of over 60,000 square meters filled with luxury shops, distinct restaurants, and exceptional hospitality experiences. Both the penthouse and the Sky Villa overlook Saadiyat Beach, providing high living standards that showcase the unique experience and prestigious reputation associated with Nobu.
Residents can choose from a full range of luxury designs inspired by modern Japanese and Emirati architecture, crafted by BCH, renowned for its interior design expertise. The penthouse occupies an entire floor and features a private elevator and an expansive terrace with a pool and stunning views of the Guggenheim Museum and boulevard grove. Residents will also enjoy exceptional privacy, bolstered by a private relaxation space and fitness studio within the apartment, enhancing the luxurious and integrated home experience.
Inspired by Nobu’s chef, the kitchen design embraces user-friendliness with vibrant aesthetics while maintaining traditional craftsmanship and modern equipment, creating a sophisticated yet practical culinary space. Additionally, the living quarters boast exceptional bathroom options created from premium materials with designs influenced by both Arabic and Japanese traditions.
