The ultra-prime property market in Dubai has reached a new milestone with a record-breaking sale of a single-plot villa in Emirates Hills for Dh260 million, marking the highest ever recorded for a single-plot villa in the area.
This landmark sale was facilitated by Fabricio Saltini, managing partner at Eden Realty, representing the seller, while Michael Charalambous, associate director at Dubai Sotheby’s International Realty, represented the buyer.
The villa, covering about 50,000 sqft, was not listed publicly and was accessible only to buyers who passed a pre-qualification process, emphasizing the high privacy standards characteristic of transactions at this level and location.

Known as the ‘Beverly Hills of Dubai’, Emirates Hills is one of the UAE’s most exclusive residential areas, attracting royalty, celebrities, and global business leaders.
Eden Realty and partners have now facilitated the sale of three of the four highest-valued properties in the community, priced at Dh260 million, Dh210 million, and Dh209 million.
“It was an honor to represent this property, not only due to its remarkable scale and location but also because of the trust placed in us to handle such a discreet process,” said Saltini.
He noted that the plot is situated on Emirates Hills’ prestigious ‘Golden Mile’, offering views of the lakes and the Address Montgomerie golf course. “This sale underscores our belief that an effective network, deep market knowledge, and strict confidentiality are key to achieving success at this level.”
Barney Crompton, partner and co-founder of Eden Realty, stated that global demand for rare assets in the city remains unparalleled, and Emirates Hills continues to solidify its status as the premier choice for high-net-worth investors.
