Experts in the real estate sector note that the demand for ready-to-move-in, furnished homes in Dubai is on the rise, particularly among newly arrived expatriates, due to their cost-effectiveness and convenience.
Dubai has experienced a significant increase in the number of foreign workers and investors post-pandemic, with its population surpassing four million earlier this year.
“As Dubai continues to draw professionals globally, the property market is witnessing a surge in demand for ready-to-move-in furnished homes. This trend is driven by the convenience, cost savings, and lifestyle adaptability, especially for newly arrived expatriates and short-term professionals,” stated Humaira Vaqqas, a senior consultant at Range International Properties.

“For most expats, settling in a new city involves a series of logistical challenges, such as finding housing, buying furniture, and setting up utilities. Furnished apartments eliminate these issues, allowing immediate move-in with just their luggage,” she said, noting that many newcomers seek a hassle-free start and prefer not to spend time shopping for furniture or waiting for deliveries. Furnished units enable them to feel at home from day one.

Real estate consultancy Cushman & Wakefield Core reports that population growth continues to absorb new supply, with new stock leading to a moderation in price and rental growth, particularly in the mid-market apartment segment.
Bayut reports nearly 59,000 property transactions in the third quarter of 2025, totaling over Dh169 billion. The ready market accounted for more than 18,500 deals worth Dh86.4 billion, while the off-plan segment saw over 39,000 transactions valued at Dh82.8 billion.
Furnished homes usually offer essential items like sofas, beds, kitchen appliances, and décor. Often, utilities such as Wi-Fi or gas are pre-installed, reducing the time and effort needed to make a new home livable.
Industry analysts point out that long-term tenancy commitments are less appealing for many expatriates on short-term contracts or probation periods.
“Furnished apartments serve this demographic by offering flexibility and removing the need for expensive setups. Professionals in Dubai for two to three-year assignments often prefer to avoid large investments in furniture or household items. They can move in, live comfortably, and relocate easily once their contract concludes,” added Humaira.
