Surge in demand
As Dubai’s residential market stabilizes after a strong five-year growth, the demand for commercial properties is intensifying.
According to CRC Property’s Q3 2025 Market Report, Dubai’s commercial property sector remains robust, with total sales increasing by 31% to Dh30.38 billion.
The office market, in particular, became a significant growth area, showing strong transaction volumes and rising values across various districts.
Total office sales in Q3 reached Dh3.1 billion across 1,153 units, an 18% rise from the previous quarter and a 93% increase year-on-year. Transaction volumes also grew, with a 19% quarterly rise and a 45% year-on-year increase, reflecting strong investor confidence and continued demand for prime locations.
The premium business tower boasts over 35 amenities, including a sky pool, a helipad for air taxis, valet services, and exclusive executive lounges.
During the gala dinner, attended by the Bollywood superstar, Danube’s chairman hinted at a ‘Shahrukhz by Danube 2.0’ project in development, without revealing details.
