UAE Real Estate Market: Steady Growth and Stability

Experts at the International Real Estate Investment Summit (IREIS) in Ras Al Khaimah have confirmed that the UAE’s real estate market is set for steady growth and stability. Key drivers include robust government initiatives, a rising population, and a consistent flow of investments, which are boosting confidence among developers and investors.

Hosted by Cityscape, the summit gathered officials, developers, and investors to explore the UAE’s property sector and upcoming trends. Speakers emphasized that the real estate growth across the emirates is a result of strategic planning, not a fleeting surge.

Ramy Zaghloul, Aldar Investments’ chief development officer, praised the government for the ongoing transformation. “The initiatives and investments across the UAE are commendable,” he stated. “Projects like new museums, attractions, and enhanced connectivity among emirates are fostering market growth, reinforcing economic trust, and driving real estate demand.”

Zaghloul noted that in most emirates, property demand outstrips supply, leading to price increases in both new and resale markets. “With supply lagging behind demand, secondary market prices are climbing,” he explained. “Across all emirates, government commitments are being fulfilled. Demand is robust, prices are rising, and property values are appreciating.”

Experts assert that this growth is rooted in genuine demand, not a speculative bubble. “While property prices may increase or stabilize, it’s certainly not a bubble,” Zaghloul continued. “The emirates are witnessing record population growth, and foreign investments are abundant. Government efforts are effectively managing the new supply influx.”

He further stated that the UAE real estate sector has matured, avoiding the volatility seen in other markets. “Unlike others that rapidly rise and fall, the UAE market remains stable,” he remarked. “Even if growth moderates, the market will sustain its stability. With continued migration and investment, the future looks promising.”

Saeed Mohammed Al Qatami, CEO of Deyaar, expressed confidence in the financial health of major real estate developers, predicting positive outcomes in the years ahead. “The outlook for publicly listed companies and developers is favorable. They have a solid project pipeline and will maintain healthy revenues in the coming years,” he said.

Al Qatami highlighted the impact of significant hospitality projects on bolstering tourism and business in the UAE. “Major developments in hospitality will strengthen the market and attract more tourists. As more people visit and settle, new small and medium enterprises are likely to emerge,” he added.

He dismissed concerns of a real estate bubble, attributing market strength to population growth. “There’s no bubble,” Al Qatami insisted. “Population growth across the emirates supports the market. The UAE’s real estate sector is distinct from others.”
