In August, Dubai’s property market demonstrated its resilience once more, with apartments emerging as the key driver for both sales and rentals.
Despite August typically being slower due to summer heat and travel, demand remained robust, highlighting Dubai real estate’s enduring appeal to investors, residents, and global buyers.
Dubai Land Department (DLD) reported property sales totaling Dh40.45 billion in August. Although this was a 22% drop from July, the decline was expected and seasonal.

More importantly, sales increased by 6% year-on-year, indicating Dubai’s growth momentum remains strong. The emirate’s population has surpassed four million, a rise of 1.5 million over the past decade, boosting long-term demand in residential sectors.
Demand Dynamics
In August, apartments dominated, making up 89% of sales by volume and 71% by value. This demand shift was significant as villas and townhouses had a larger share the previous month.
According to DLD data, apartment sales value rose 26% compared to August 2024, while Allsopp & Allsopp reported a 31% increase.
Analysts credit this surge to more expatriates moving to Dubai and investors finding opportunities in the rental and holiday home markets.
Apartments offer an easier entry point than villas, both in purchase prices and rental yields, appealing to newcomers and portfolio builders.
Price trends also highlight this segment’s strength. DLD reported an average apartment sale price of Dh1.9 million in August, while Allsopp & Allsopp placed it at Dh2.6 million, reflecting high activity in prime areas.
Interestingly, there was a 25% month-on-month increase in transactions for apartments priced below Dh1 million, indicating a diverse buyer base including first-time homeowners and mid-income residents.
Analysts note that Dubai’s apartment market is attracting not just local and regional demand but also a growing number of international buyers.
Industry data shows a significant rise in buyers from South Korea, South Africa, Australia, and Canada, drawn by Dubai’s safety, stability, tax benefits, and global business hub status.

Key Rental Areas
The rental sector echoed the strong sales performance. Allsopp & Allsopp reported a 43% increase in total apartment rental value in August versus July, along with a 48% rise in leasing transactions.
Demand focused on prime areas like Downtown Dubai, Dubai Marina, Business Bay, Jumeirah Lake Towers, and Town Square.
A promising trend is landlords’ growing flexibility, with nearly 49% now accepting four or more cheques, making the rental market more tenant-friendly.
Leasing registrations rose 34% in the month, indicating a growing tenant base. Beyond seasonal fluctuations, Dubai’s property market fundamentals remain strong, with a 28% year-on-year increase in total apartment sales and a 20% rise in off-plan sales, according to DLD.
Allsopp & Allsopp data shows a 26% rise in average apartment sale prices and a 31% jump in total transaction value for apartments.
Apartments accounted for 68% of overall sales in August, underscoring the segment’s vital role in Dubai’s real estate sector’s long-term resilience.
As population growth and international demand continue, apartments offer flexible, scalable, and affordable housing solutions with attractive returns for investors.
