The UAE’s real estate market is experiencing a rise in fractional ownership, driven by Indian, Emirati, and Pakistani investors, as revealed in a recent report.

Prypco Blocks, a Dubai-based platform for fractional property investment, released data showing a significant generational shift: 40% of investors are aged 36 to 45, with another 27% between 26 and 35. This indicates a growing interest among millennials and mid-career professionals who aim to build wealth through property without hefty down payments or complicated procedures.

Indians constitute 37% of fractional property owners in the UAE, followed by Emiratis at 14% and Pakistanis at 8%. Other active investor demographics include Egyptians (4.4%), Lebanese (3%), Jordanians (2.7%), and British nationals (2.1%).

Fractional ownership, which allows investment in segments of income-generating properties, is becoming a popular, flexible alternative to traditional property investment.

“Fractional ownership is redefining real estate investment,” stated Amira Sajwani, Founder and CEO of Prypco. “There’s a noticeable shift towards innovative, flexible investment models that meet today’s financial goals.”

To attract more investors, Prypco recently introduced the UAE’s first upfront rental guarantee for fractional property investments, providing a 5% annual rental return credited to investors’ Prypco Blocks Wallets within two months post full funding. Additionally, the platform reduced its entry fee by 33%, from 1.5% to 1%, boosting overall investor returns.

Regulated by the Dubai Financial Services Authority (DFSA), Prypco Blocks allows investors from over 200 countries to enter Dubai’s rental market with investments starting at Dh2,000.

As fractional ownership gains traction, it is transforming property access in the UAE, allowing a wider demographic to invest in one of the world’s most vibrant real estate markets.
